
New Delhi: NBCC (India) Ltd has invited tenders worth Rs 9,620.33 crore for the construction of 16 delayed housing projects of Supertech Ltd. The move is expected to give a fresh push to projects that have been stalled for a long time, offering hope to thousands of homebuyers who are still waiting for their homes.
With the tenders now out, the long-delayed projects are moving from legal proceedings towards construction.
The organization has floated 25 tenders covering construction and other related work across 16 projects, which together comprise nearly 50,000 housing units in Uttar Pradesh, Haryana, Uttarakhand and Karnataka.
The projects had remained stalled for years due to Supertech’s financial troubles and the insolvency proceedings initiated by Union Bank of India before the tribunal.
Many buyers were left paying both home loans and rent while their homes remained incomplete.
NBCC had submitted a proposal in December 2024 to take up the projects as the Project Management Consultant. The National Company Law Appellate Tribunal (NCLAT) approved the proposal for completing the 16 projects, with construction costs estimated at around Rs 9,445 crore. However, the Supreme Court stayed the NCLAT order in February 2025.
In February 2026, the Supreme Court backed the NCLAT’s decision, saying that giving the unfinished projects to NBCC was a reasonable step and did not violate the Insolvency and Bankruptcy Code.
The court directed NBCC to use its resources to complete the projects on time and said homebuyers’ interests should be central, with construction not derailed by other claims.
An Apex Court Committee overseeing the process has indicated that construction across the 16 projects is targeted to begin from January 16, 2027, with tender packages to be issued in October. For buyers, the real test now is how fast contracts are awarded and work restarts at long-stalled sites.
